Age Is Still the Statewide Line

Later Construction Behaves Differently
A good deal of the housing here uses engineered roof trusses and floor systems, which come out whole once heat has compromised the connections rather than being repaired in sections. Earlier dimensional framing chars and can frequently be retained.
Where a house sits on a slab, heat damage to it is invisible and becomes the largest unknown on the file. An inspection addressing the slab specifically is worth commissioning, because buyers discount hardest for what they cannot rule out.
Strong Values Change the Answer
Where a finished house is worth a great deal, the cost of repair is a smaller proportion of it, and repairing beats selling more often. Add a five-year assessment freeze and the case strengthens further.

The Statutes That Cross Every City Line Here
KRS 99.595 sets the 25 year threshold statewide and Section 172B of the Kentucky Constitution, added 1982, caps the deferral at 5 years. Metro Code Chapter 154 administers the programme across Jefferson County.
Metro Code Chapter 156 and section 32.288 govern maintenance enforcement, with 15 per cent administrative cost added to fines and abatement charges and vacancy of at least 1 year in the abandoned classification.
